In a bustling student housing complex, a minor incident turned into a potentially dangerous situation when a paper towel dispenser was set ablaze in the middle of the night. What could have escalated into extensive damage was quickly controlled, but the aftermath left significant fire and smoke damage throughout the affected floor. The Unlimited Restoration, Inc. (URI) Team of commercial property restoration experts was called in to restore the property to its pre-loss condition, ensuring a safe, comfortable living space for students once again. This project showcases not only the technical expertise required for fire and smoke damage restoration in a high-rise building but also the importance of swift action in minimizing disruption to residents.

In the early hours of a Wednesday morning, URI was notified of an incident at a high-rise student housing property on Temple University’s campus in Philadelphia, PA. A paper towel dispenser was set on fire in a communal bathroom and while it was quickly extinguished, and thankfully did burn for long enough to set off the water sprinkler systems, it left the bathroom with extensive fire, smoke, and soot damage. Thanks to the dedicated on-call team at URI, our crews were dispatched to provide 24/7 emergency response to mitigate further damage and minimize disruption to the student residents.

  • Smoke and Soot Cleanup: Smoke and soot can permeate walls, ceilings, and other materials, leaving behind corrosive residues and unpleasant odors. The URI Team used advanced cleaning techniques, including chemical sponges, thermal fogging, and HEPA vacuuming, to remove soot particles and neutralize smoke odors.
  • Odor Removal and Air Purification: In addition to cleaning, advanced air filtration systems and ozone treatments can be used to eliminate lingering odors and restore indoor air quality to a safe and breathable level.
  • Final Inspection & Post-Restoration Services: After completing the restoration work, URI performed a final inspection to ensure all safety and quality standards were met. Post-restoration services for this particular project included repainting and a few aesthetic restoration punch list items to return the property to its pre-loss state.
